11 Home Builders at One New Braunfels, TX Lot

MHC New Braunfels carries manufactured homes from 11 factories. See why comparing builders matters and what Texas buyers should know before signing.

10/13/2026

If you're shopping for a manufactured home in New Braunfels or anywhere in Comal County, one of the first questions worth asking is simple: who actually builds the homes on the lot? At MHC New Braunfels, the answer is not one company but eleven. This post walks through the factories the dealer works with, why comparing across builders is worth your time, and a few Texas basics every buyer in the San Marcos, Seguin and San Antonio area should know before signing.

The factories behind the homes

MHC New Braunfels, on the I-35 frontage road in New Braunfels, lists homes from these manufacturers and plants:

  • Cavco Seguin
  • Cavco Waco
  • Champion Athens
  • Champion Leesville
  • Clayton Bonham
  • Clayton Addison II Southern Energy Homes
  • Jessup Housing
  • Legacy Housing
  • New Vision
  • Oak Creek (Fort Worth)
  • TRU Homes

That's a wide spread of builders under one roof. Each factory has its own floor plans, series and standard features, so a lot carrying many of them gives you more to compare in a single visit than you would get from a single-brand sales center.

Why comparing across builders matters

Two homes with the same bedroom count and close to the same square footage can feel very different once you walk through them. Builders make different choices about room layout, kitchen and bath configurations, window placement, and which options come standard versus as upgrades. Some focus on compact, efficient footprints; others build larger multi-section homes with open living areas.

When you can stand in homes from different factories on the same afternoon, a few things get easier:

You compare floor plans, not sales pitches. Seeing a 16-foot-wide single-section next to a 28-foot-wide multi-section makes the trade-offs in space and layout obvious.

You find the right size faster. If you're downsizing, adding a home on family land, or buying your first place, you can narrow the field by footprint first, then by builder.

You ask better questions. Once you've seen what one builder includes, you know what to ask about the next one.

The dealer describes its approach with the tagline "No corporate price markup. Shop, compare, & save!" That is MHC New Braunfels' own claim about how it prices homes. The best way to see what it means for the specific home you want is to ask the office for a quote, since prices are not posted on the website.

Four homes, four sizes

Here's a sample of homes listed on the MHC New Braunfels site, from the smallest footprint to the largest. Specs are as listed on each home's page; contact the office for current availability and pricing.

Legacy Select S-1240-11FLA (Legacy Housing). A 12' x 40' home with 1 bedroom, 1 bath and 480 square feet. It's a compact option for a single person, a guest house situation or anyone who wants to keep things simple. See the Legacy Select S-1240-11FLA.

Titan Extreme 1656H (Champion Homes of TX). At 16' x 55' and 850 square feet, this home has 2 bedrooms and 1 bath. A good middle step between a tiny footprint and a full family home. See the Titan Extreme 1656H.

Legacy Classic C-1864-22A (Legacy Housing). An 18' x 64' home with 2 bedrooms, 2 baths and 1,152 square feet. The second full bath makes a big difference for couples, roommates or visiting family. See the Legacy Classic C-1864-22A.

Toledo (Champion Leesville, Premier Series). The largest of this group at 28' x 56', with 3 bedrooms, 2 baths and 1,413 square feet. A multi-section layout for households that need the extra room. See the Toledo.

Notice that two of these come from Legacy Housing and two from Champion, yet each builder offers very different sizes. Comparing within a builder is useful too.

Texas basics: ownership and installation

Buying a manufactured home in Texas comes with a few state-specific steps. The Texas Department of Housing and Community Affairs (TDHCA) oversees manufactured housing through its Manufactured Housing Division. Here's what its official FAQ says buyers should know:

The Statement of Ownership is the title document. In Texas, a manufactured home's ownership and recorded liens are confirmed by a Statement of Ownership, issued by the Manufactured Housing Division headquarters in Austin. According to the TDHCA Statement of Ownership FAQ, an application must be made within 60 days of any sale or relocation of the home.

The retailer handles installation on a new home. At the first retail sale of a manufactured home, Texas law requires the retailer to provide for installation. When you buy from a licensed retailer, the retailer supplies the needed information, documents and fees to the department.

Only licensed installers can do the foundation work. TDHCA states that only a licensed installer may install, relevel or modify any component of a manufactured home's foundation.

Personal or real property is a choice you make. By default, Texas treats manufactured homes as personal property unless real property is elected on the Statement of Ownership application. That election generally requires the home to be attached to land you own or lease under a qualifying long-term lease. Ask the office and your lender how this applies to your situation.

TDHCA's Manufactured Housing Division also offers an online records search for license holder, ownership and installation records, linked from its main page, so you can look up the businesses involved in your purchase. For anything specific to your sale, check with TDHCA directly or ask the MHC New Braunfels office.
